Refine it with an agent
Floor, view, energy class, works: a Stimmol agent visits your property and gives you an estimate based on recent sales in the area.
How the estimate is calculated
Prices actually paid
For apartments we start from the average sale price per m² in the notarial deeds of your commune over 12 months, parking and cellar removed, separately for existing and new homes.
Listings for houses
There is no official statistic of house sales by commune: we start from the asking prices in listings, reduced by 0 to 10% for negotiation.
The condition of the property
A property to renovate sells for less on average, a renovated one for more: we adjust by −15% to +8%. A visit remains the only way to be precise.
Frequently asked questions
Where do the prices come from?
From the Observatoire de l’Habitat (Ministry of Housing), which publishes every quarter the sale prices of apartments by commune from notarial deeds, and the asking prices of houses. A commune with fewer than 10 sales is not published: we then use the national average.
Why could my property be worth more or less?
The statistic is a commune average. Floor, view, orientation, energy class, works carried out and the neighbourhood all move the price: only a visit can take them into account.
Is my information sent anywhere?
No. The calculation runs in your browser. Nothing is sent unless you fill in the form to be contacted.
Are the data up to date?
We update them after each quarterly publication of the Observatoire. Current period: T3 2025 – T2 2026.
