Property valuation: what is your home worth?
A few questions about your property, then an estimate based on the prices actually paid in your commune. Free and with no commitment: your contact details are only asked at the last step.
Which property would you like to value?
Confidential: nothing is published or passed on to third parties.
How the estimate is calculated
Prices actually paid
For apartments we start from the average sale price per m² in the notarial deeds of your commune over 12 months, parking and cellar removed, separately for existing and new homes. In Luxembourg City it is adjusted to your quartier.
Listings for houses
There is no official statistic of house sales by commune: we start from the asking prices in listings, reduced by 0 to 10% for negotiation.
The property’s features
Condition, finish level, floor and lift, energy class, surroundings and view each move the price by a few per cent, ±30% in total at most. Parking, cellar and terrace are added for apartments. A visit remains the only way to be precise.
Frequently asked questions
Where do the prices come from?
From the Observatoire de l’Habitat (Ministry of Housing), which publishes every quarter the sale prices of apartments by commune from notarial deeds, and the asking prices of houses and of each quartier of Luxembourg City. A commune with fewer than 10 sales is not published: we then use the national average.
Why could my property be worth more or less?
Our adjustments follow average agency rules. The street, the exact floor, works carried out, co-ownership charges or a hidden defect all move the price: only a visit can take them into account.
What do you do with my information?
The property details and your contact details go to the Stimmol agency only, to send you the estimate and, if you wish, arrange a visit. They are never published or passed on to third parties.
Are the data up to date?
We update them after each quarterly publication of the Observatoire. Current period: T3 2025 – T2 2026.
