A Stimmol agent visits your property, confirms the rent, finds the tenant and prepares the lease, then manages the letting if you wish.
How the rent is calculated
Asking rents
We start from the rents asked in your commune’s listings over 12 months, published by the Observatoire de l’Habitat: the average rent and the average rent per m².
The area
A studio lets for more per m² than a large apartment. We combine the two averages for a reference home (70 m² for an apartment, 150 m² for a house), then adjust to your area.
The condition
A new or renovated home lets for more, one that needs refreshing for less: we adjust by −8% to +6%. A visit remains the only way to be precise.
Frequently asked questions
Is there a maximum rent in Luxembourg?
Yes: the yearly rent may not exceed 5% of the capital invested in the home, that is the land, construction and works, revalued with official coefficients and reduced for buildings over 15 years old (law of 21 September 2006). In case of disagreement, the rent commission (commission des loyers) can be asked to decide.
What deposit can a landlord ask?
At most two months’ rent, charges excluded, for leases signed since 1 August 2024.
Who pays the agency fee?
Since 1 August 2024, the agency’s commission for a letting is split equally between the landlord and the tenant.
Where do the rents come from?
From the Observatoire de l’Habitat (Ministry of Housing), which publishes every quarter the rents asked in the listings of the immotop.lu portal, by commune. Figures for a commune with fewer than 30 listings are not published: we then use the average of those communes. Current period: T3 2025 – T2 2026.
